Dollar General Proposals In The Works

A development firm has purchased property on Pine Grove Drive with plans to build a Dollar General.

Par 5 Development Group LLC, a West End-based company, has developed more than 150 Dollar General stores in North Carolina, South Carolina, Georgia and Virginia, according to the firm's website. The company purchased the property at 802 and 810 Pine Grove Drive for about $394,000 in November, according to property tax records and the listing agents.

The property is located near Pine Grove Drive and Greenville Loop Road, near a Lowes Foods grocery store, and is zoned CB for Commercial Business, said Jason Windham, a broker with Maus, Warwick, Matthews & Co. Windham and fellow MWMC broker Turner Schaeffer represented the sellers, the McNeill family.

The company submitted site plans for a Dollar General at 810 Pine Grove Drive to the city of Wilmington earlier this year, and landscape plans Dec. 3, according to the city's project tracking website.

Par 5 Development has already started site work on Pine Grove Drive,  said Richard Vincent, a representative of the firm.

Par 5 Development hosted a community information meeting Thursday on a separate proposed Dollar General that would be built on about 3 acres at 813 and 817 Piner Road near Myrtle Grove Middle School.

A notice from the company's attorney, Matthew Nichols, states that the firm plans to seek a rezoning to allow it to build the 9,100-square-foot retail store.

The meeting was 5:30 to 7 p.m. Thursday at the Wilmington Moose Lodge No. 343 at 4610 Carolina Beach Road.

Vincent said the construction costs for the Dollar General on Piner Road are expected to be at least $1.4 million.

Nichols said during the session that the development team would be happy to meet with community members who were unable to attend Thursday night's meeting. He said the rezoning request had not yet been submitted to the county as of Thursday night.

The Piner Road parcels are owned by members of the Hackney family and Proclaim Holdings LLC, according to the community information meeting notice.
