The developer of a major mixed-use project near Wrightsville Beach has submitted site plans to the city of Wilmington for the project's single-family residential component.

The State Street Companies’ plans for Airlie at Wrightsville Sound, on about 11 acres at 315 Airlie Road, call for the construction of 55 high-end homes, said Jeff Kentner, president of State Street Companies, on Thursday.

The plans, recently submitted by State Street, McKim & Creed's Wilmington office and LandDesign of Charlotte, are expected to be considered at a Subdivision Review Board meeting in May. Airlie at Wrightsville Sound is part of a larger mixed-use development on a total of about 31 acres that includes the former site of the Galleria shopping center at 6800 Wrightsville Ave.

“There will be additional residential opportunites on the Galleria site, but this is the single-family residential component, and we’re planning to turn dirt and do the site improvement work starting in August or September,” Kentner said of Airlie at Wrightsville Sound.

State Street plans to spend $155 million on the whole development.

“Our goal is to develop the overall site to its full potential,” Kentner said.

For Airlie at Wrightsville Sound, State Street Companies plans to sell lots to homeowners and home builders, he said.

“We’ve established very stringent architectural guidelines,” Kentner said, and the project will have an Architectural Review Board and town architect.

Already, “there’s an enormous amount of interest for these lots,” Kentner said.

In a presentation before the Wilmington Planning Commission in February, State Street described Airlie at Wrightsville Sound as a neighborhood “in historic Wrightsville Sound that draws upon southern coastal architecture and New Urbanism planning practices to create a unique residential village.”

The Wilmington City Council approved a new zoning designation for the Airlie Road property, a change from R-15, Residential to Urban Mixed Use, Conditional District (UMX, CD) in March.

The latest plan for the neighborhood reflects an additional 10 feet of setback from Airlie Road and “tree save” spaces. The city’s Technical Review Committee will also be reviewing the Airlie at Wrightsville Sound plans, along with State Street Companies’ future development plans for the property.

State Street Companies, based in Charlotte, has developed in Wilmington before, building The Reserve at Mayfaire.
