Former Walk On's Space Changes Hands For $3M

The property that previously housed Walk On’s Sports Bistreaux near Independence Mall changed hands late last week in a $3 million transaction.

Located at 3710 Oleander Drive, the 1.5-acre property includes a more than 8,000-square-foot building that was originally constructed for Walk On’s. The sports-themed bar and restaurant operated in the space from 2021 until closing its doors in 2024.

According to a deed recorded Friday, 3710 Oleander LLC purchased the site from mall owner 4th Dimension Properties for $3 million. The limited liability company lists Robbie Parker, a real estate attorney with Wilmington firm Kaess Parker Lee, PLLC, as its registered agent and organizer. 

Organizing documents for the LLC includes the law office’s street address and the mailing address of a Wilmington post office box.

Dana White, an agent with Coldwell Banker Seacoast Advantage, represented the buyer in the transaction. He said on Friday that his client declined to comment on his plans for the property. 

"I was instructed to not give any details," White said, "and I wish that I could, but I cannot."

Patrick Riley, senior vice president with Cape Fear Commercial, represented 4th Dimension Properties in the deal. Riley said he’s working with the mall owner to market three outparcel properties around Independence Mall, along with the restaurant space.

Riley said the $3 million sale price is in line with other former restaurant sales in the area. He pointed to the sale of the former Hops Supply Co. building at 5400 Oleander Drive as a property with a comparable square footage and lot size. Grant Steadman, founder of Flying Machine Brewing, purchased the building in May 2025 for $2.74 million and has since opened his restaurant, The Sounder, in the space.

Riley said the former Walk On’s property drew interest from both retail and restaurant users, along with a mix of local, regional and national businesses.

“I had a local guy, another guy from Raleigh, a regional restaurant that we thought for sure was going to end up with it, but they just stalled out,” he said. “And then (the buyer) came along.”
