Developer Submits Site Plans For The Avenue On Military Cutoff

Greensboro-based The Carroll Companies submitted some of its site plans Wednesday to the city of Wilmington for the major mixed-use project the firm is planning on more than 44 acres on Military Cutoff Road.

The plans, completed by Paramounte Engineering Inc. of Wilmington and labeled “Carroll at The Avenue,” are in line with what Carroll Companies has described previously for The Avenue development, set to be anchored by a Westin Hotel and conference center and spa.

The documents show 10 buildings, along with three parking garages, that make up more than 425,000 square feet of residential and commercial space, including the hotel.

“We expect the sites will take a few months to get through the city’s approval process,” Roy Carroll, owner of The Carroll Companies, stated in an email Wednesday.

Carroll has estimated that The Avenue will be a $200 million development.

According to The Carroll Companies’ website for The Avenue, the project “will offer premier style and luxury with 500 beautifully appointed, spacious apartment homes within six innovative structures situated above street level retail. Additionally, 200 homes will be age-restricted.”

Age-restricted typically means the homes are limited to owners above or below a certain age, frequently those ages 55 and older.

According to the website, “The one-, two- and three-bedroom luxury apartment homes will feature world-class craftsmanship and fine attention to detail: Nine to ten-foot ceilings; floor-to-ceiling windows in many units; private balconies and patios; and access to roof gardens from several top-level units”

The project will also include offices and retail.

“The ability to live, work and play on The Avenue will be enhanced by convenient and ample parking,” the website states.

The city’s project tracking website shows that the site plans are likely to be on the March 28 agenda of Wilmington’s Technical Review Committee.
