A large amount of industrial land owned by the N.C. State Ports Authority is now on the market.
Nearly 87 acres at 3400 River Road in WIlmington, located at the intersection of River Road and the new Raleigh Street extension that is expected to be completed this fall, is for sale at a list price of $4.9 million, according to marketing materials.
"Our Board of Directors took a look at property that the ports currently owns and made an assessment as to whether they’re underutilized or could be better utilized by another party. The River Road property was included in these conversations," said N.C. State Ports Authority communication manager Cliff Pyron, in an email. "The move will allow the agency to focus on operations at its deepwater ports in Wilmington and Morehead City. Any proceeds from a potential sale would be reinvested into our facilities, potentially as part of our infrastructure investment plan."
The property is unique because of its proximity to the Port of Wilmington and because it is one of the largest industrial-zoned land tracts available for purchase within the city of Wilmington, said Tyler Pegg of The CRESS Group of Coldwell Banker Commercial Sun Coast Partners, who is the listing agent along with Cody Cress of The CRESS Group and Don Harley, another broker at Coldwell Banker Commercial.
Pegg said the property can be subdivided into smaller tracts.
"Additional benefits of the site include the new Raleigh Street Extension, which will bridge a more direct route to the front gate of the Port through Landmark Industrial Park. This along with the site having potential rail access allows future industrial users a tremendous opportunity for their business to locate or expand in Wilmington," Pegg said in an email.
In a
Global Trade magazine article published online Oct. 5, the Port of Wilmington was listed as No. 19 of the 25 ports in the U.S. with the highest container volume in 2014.
The Ports Authority has also listed other properties for sale, including Southport Marina, a full-service, deep-water access marina in the Brunswick County town of Southport that includes a 22,100-square-foot dry rack storage building, among many other facilities, and 41.5 gross acres, according to marketing materials. The marina is leased, the materials, located on the N.C. Department of Administration State Property Office website, say.
