Smith Creek Center To Be Offered For Sale In Online Auction

Smith Creek Center, a more than 475,000-square-foot flex office and warehouse facility at the intersection of Division Drive and Castle Hayne Road, is scheduled to be sold in an online auction in December.

“We decided that the best course of action for Ziff Properties is to take the building through the auction process,” broker Drayton Calmes said Tuesday. “It’s a platform that’s worked for Ziff Properties in the past.”

Calmes and broker Frank Norvell, both of Norvell Real Estate Group, are representing Ziff in the auction, which will take place starting Dec. 1 on the website Auction.com. The starting bid is $800,000.  

Earlier this year, Ziff Properties Inc. sold the Murchison Building, a 10-story historic structure at 201 N. Front St. in downtown Wilmington, on Auction.com for $1.425 million.

Ziff announced on its website Sept. 24 that it had completed recent renovations on Smith Creek Center, which was built in 1960. The changes “include a new security camera system, motorized overhead doors, energy-efficient LED lighting, fresh paint, updated flooring, and improved restrooms and common areas,” the website says.

Current tenants at the center at 1536 Castle Hayne Road are ABC Supply Co.; MarKraft Cabinets; Coastal Carolina Movers; DorRay Aviation; Flores & Foley Roofing; and Velocity Solutions, according to the Auction.com listing. The website says the center’s occupancy level is 38 percent.

Eastern Carolinas Commercial Real Estate represents Ziff in leasing transactions at the center.

Also on Auction.com, two Market Street properties are scheduled to be sold at auction starting Nov. 18: Promenade at North Market, a more than 23,000-square-foot retail building at 5500 Market St., with a starting bid of $650,000; and a more than 4,400-square-foot retail strip center at 5042 Market St., with a starting bid of $175,000.
