McPhail Joins Real Estate Firm's Oak Island Office

Rachel McPhail has joined the Oak Island office of Coldwell Banker Sea Coast Advantage.

“Rachel is a veteran agent with astute business sense and a thorough knowledge of how to deliver a positive transaction experience for her clients,” said Kimberly Sands, managing broker, in a news release.

A  top producer with 26 years of experience in real estate, McPhail specialized in selling second homes/vacation homes in the mountains of North Georgia, as well as general brokerage in the metro Atlanta area, the release stated.

“I love the sense of fulfillment that comes from helping people find a home and I love the excitement of being a part of their journey,” McPhail said in the release.
 
According to the release, she is :well-versed in the marketing and sale of starter homes, investment properties, vacation homes and new construction. An award-winning agent for her sales production, she believes her negotiating skills, focus on listening, and being attentive to her clients wishes and goals have greatly contributed to her success," the release stated.
 
“Everyone has a need that is unique to their individual circumstances regardless of the price range,” said McPhail. 
 
McPhail said she believes the secret to effective marketing lies in setting accurate prices, working with professional photographers and leveraging insights from home stagers to present her listings in the most attractive possible light, according to the release.

Licensed in Georgia as well as North Carolina, her insights into coastal properties and vacation homes are informed by her personal experience as the owner of a second home in Oak Island, the release stated.

An avid runner, McPhail often competes for a variety of different charities. Supporting Mission Homeless Shelter, reading and going biking, kayaking and paddle-boarding are some of her other favorite pastimes when she isn’t working, according to the release.
