Construction on phase three of a Class A office development in the Mayfaire area is currently underway.
Brandon Lisk, project manager with Wilmington-based McKinley Building Corp. overseeing the Offices of Mayfaire development, said Friday that the firm started construction on phase three of the development June 13.
He said the company hopes to deliver the building to its tenants by the first quarter of 2014.
Plans call for the new three-story, 36,500-square-foot office building to rise behind the Harris Teeter grocery store in the mixed-use development along Parker Farm Road.
Steve Anderson, a Wilmington-based developer who is developing the Offices at Mayfaire in multiple phases, said unnamed users have signed on to occupy much of the Offices at Mayfaire III building once it’s constructed.
He would not identify the potential office users.
Meanwhile, tenants of the Offices at Mayfaire II building are getting settled in.
Wilmington-based Dermatology Associates –the largest user in the Offices at Mayfaire II – moved into about 13,000 square feet of new office space in the building about two weeks ago.
The firm specializes in medical, surgical and aesthetic dermatology. Its space includes 10 exam rooms with space to expand in the future. The new office will also house separate exam rooms to house various laser equipment, including a blue light room to complete PDT Therapy to treat precancerous lesions, physician offices, a waiting area and research offices. There will also be an onsite pharmacy that’s planned to open January 2014.
Kimberly Edwards, a dermatology specialist and partner of Dermatology Associates, said moving into the new office space has given the firm more than enough room to grow. The practice was formerly located closer to New Hanover Regional Medical Center on Tradd Court.
She said Mayfaire is becoming a new submarket for health care office development, and it made sense for the firm to relocate its space.
“We were out of space,” Edwards said. “It was important that we find a location that would best suit our clients, and Mayfaire was the obvious choice.”
Other medical users include Wilmington Health, which recently opened on much of the second floor of the building. Dr. Egg Pediatric Dentistry is wrapping up construction and preparing to move into 3,400 square feet of office space on the first floor by July, and Lumina AcuClinic has also opened its 1,500-sqaure-foot operation. Wilmington-based Giggles has expanded its corporate footprint and play space in the building in phase two of the development.
