A new business park could be built in the Hampstead area, Pender County documents show.

The Highlands Business Park, proposed by Dominion Land Corp., would sit on nearly 13 acres on the west side of U.S. 17, north of Christian Chapel Road across from Whitebridge Road, according to a project narrative submitted to the county in October by Paramounte Engineering Inc.

The property has gone through the rezoning process and approvals will have to be within the guidelines of the county’s Unified Development Ordinance, Kyle Breuer, Pender County's planning director, said Friday.

The property was rezoned in September to include zoning designations of Industrial Transition and General Business, county documents state.

Highlands Business Park is planned to include about 83,000 square feet of building space for light industrial use and several outparcels for future development, according to a letter submitted by Paramounte Engineering Inc. to the county in October. 

Plans also call for construction of a pump station to tie into the Pluris Hampstead LLC sewer system along the highway, according to the letter.

Efforts to reach the project's developers were not immediately successful Monday.

Basing his opinion on general inquiries from businesses sectors such as small manufacturing and service providers in the county, Breuer said the business park could potentially be a "favorable option for future tenants" but did not currently know the names of any companies considering setting up shop there.

As the community continues to grow, demands for goods and services will increase, Breuer said.

“Additional job-creating activities are certainly welcomed, balanced with appropriate planning and relevant site design regardless of the specific location," Breuer said. "With this type of development, it will provide additional opportunities for businesses looking to establish or relocate to our area."
