Property owners interested in building homes on land along Blue Clay Road plan to seek conditional zoning approval from New Hanover County after a rezoning was voted down this week by county commissioners, according to a letter sent to adjacent property owners on Wednesday.
Rachel's Place, which is proposed to include 154 residential lots, is being submitted as a performance residential development, according to the letter from Cindee Wolf, owner of Design Solutions, who represents the property owners. The owners of the land for which Rachel's Place is planned are the heirs of Rachel Trask Gonsalves, who own about 46 of the 73 acres that were involved in the rezoning request denied by the county Board of Commissioners in a 2-3 vote Monday.
The new petition would only be submitted and cover the lands owned by the Rachel Trask Gonsalves heirs, Wolf said Thursday. In addition to residential lots, the site plan shows two ponds, a recreational area and open space.
Commissioners Beth Dawson and Woody White, who along with commissioner Skip Watkins voted to deny the rezoning Monday afternoon had said Tuesday that they felt it was important to know more about what a potential developer had in mind for the land before approving a rezoning. Neighbors also objected and expressed their opposition at the Monday meeting.
The rezoning request had not required a site plan, but the county does require one to be submitted for a conditional zoning request. Along with the letter sent Wednesday informing property owners of the new request and a meeting concerning the project that is set for Oct. 29, Wolf included a site plan (pictured above) for Rachel's Place.
The meeting that Wolf invited adjacent owners to is scheduled for 6 to 7 p.m. Oct. 29 at the Wrightsboro Fire Station, 3515 N. Kerr Ave.
Rachel's Place LLC was organized by Brett Bostic and created in September, according to N.C. Secretary of State corporations division filings.
