New Hampstead Neighborhood Caters To Horse Lovers

In a Pender County community where new home construction is on the rise, Realtors are marketing a neighborhood planned with horse lovers in mind.

Forest Hills of Hampstead, a 20-lot subdivision off Hoover Road, will be a community for equestrians, where there’s enough space to keep at least two horses.

“I think there’s a hidden demand for that,” said Brad Blake, a Realtor with Rokoski, Blake & Associates of Coldwell Banker Sea Coast Advantage. “It’s not one of those things people really think about.”

Pender is home to other, similar neighborhoods, but Forest Hills of Hampstead is one of the newest of its kind. “The interest level has been absolutely tremendous,” Blake said, referring to the response so far since the lots were activated on multiple listing services at the beginning of May.

Some of the lots are already under contract.

“I have several other potential buyers who are working with other brokers,” Blake said. “I think this is going to be a very popular location.”

Lot sizes range from 1.2 ares to 8.5, with a price range of $85,000 to $175,000, he said.

Horses are a part of Hampstead’s culture. Blake said while lot buyers are not required to own a horse, those that do must have a minimum of two horses, a guideline that keeps the welfare of the animals in mind.

“Horses a very social animals. They like to have company,” Blake explained.

Realtors say Hampstead is experiencing rapid growth, especially in the residential market.

“This gives the proximity of being close to the amenities of Wilmington but still with a country lifestyle,” Blake said.

More growth could be on the way. “The commercial development will follow the residential, in my experience," Blake said. "but it is definitely a growing area.”
