New Subdivision Proposed For Navaho Trail

The preliminary design for a proposed cluster subdivision has been submitted to the City of Wilmington for review, according to the city’s project tracking website.

Lot 2 Development of Wilmington proposes to create Melton Oaks subdivision, whose address is officially listed as 1115 Navaho Trail, adjacent to Settler’s Landing subdivision.

According to the city’s project tracking website, Lot 2 Development plans public street extensions, storm water management and the extension of public water and sewer mains in connection with the project. 

The design shows a new neighborhood of 24 single-family homes, plus a common area with nature trail, on 9.46 acres. A new cul-de-sac street opening off Navaho Trail and called Five Oaks Lane would bisect the residential portion of the development. The property is zoned R-15, which is low-density residential development, according to the city’s zoning code.

David Bowman, of Paramounte Engineering, submitted the project design for review.

“Staff has not evaluated this plan for conformance with specs and code requirements,” Jim Diepenbrock, the city planner assigned to the project, said in an email. “This layout could change significantly.”

Diepenbrock added that the plan will get a full review from the city’s Technical Review Committee on July 24, in advance of the Subdivision Review Board meeting scheduled for Aug. 21.
