Report: S. New Hanover County Outperforms Region In Q1 Average Selling Price Growth

The average selling prices for homes on the market in the 28412 and 28411 zip codes outpaced the rest of the region, according to data recently released by the Wilmington Regional Realtors Association (WRAR).

The average selling price for a home in the 28412 zip code, which includes neighborhoods in south Wilmington and Beau Rivage, increased from $179,161 in the first quarter of 2013 to $199,420 during the first quarter of 2014 – an 11.3 percent increase and the best performing in the region, according to a report released by the realty organization.

Residences in the 28411 zip code, which includes neighborhoods in Porters Neck, and parts of Murrayville and Ogden, were not too far behind.

The average selling price for a home in the 28411 zip code increased from $270,818 in the first quarter of 2013 to $296,335 during the first quarter of 2014 – a 9.4 percent increase, the report said.

The year-end WRAR report highlights the average selling price, days on the market and list and median prices for the 10 major zip codes in the region: 28403, 28405, 28409, 28411, 28412, 28451, 28480, 28428, 28449 and 28443. The report also examines the percentage of seller concessions and list-to-sales price ratios in each zip code.  

During the first quarter of 2014, the average list price for a home in the 28411 zip code was $316,914 – the best in all of the zip codes, according to the report. That was a 12.4 percent increase over $281,894 from first quarter 2013. A home in a 28412 neighborhood, however, also received 98.1 percent of its asking price during the first quarter of 2014 – up from 97.65 percent in the first quarter of 2013, the report stated.

Overall, the average listing price in the first quarter of 2014 throughout the 10 zip codes was $262,900 – up 3.7 percent from the first quarter of 2013, according to the report.

The list-to-sales price ratio – the difference between the list price and the selling price – decreased slightly throughout the region to 95.52 percent during the first quarter of 2014, down from 95.96 posted during the first quarter of 2013, the report stated.

The Myrtle Grove and Monkey Junction area in the 28409 zip code, which is experiencing new single-family residential construction, saw its average selling price increase 6.9 percent to $269,060 during the first quarter of 2014 versus $251,632 in the first quarter of 2013.

Beach communities saw mixed pricing growth last quarter.

Carolina Beach and the surrounding 28428 zip code was the only beach community to see its average selling price increase, according to the report. The average sell price for a home rose 5.3 percent to $249,404 during the first quarter of 2014 – up from $236,819 posted during the first quarter of 2013.

The 28480 zip code, which includes Wrightsville Beach, experienced a decrease in its average selling price – falling 18 percent from $807,660 in the first quarter of 2013, to $662,500 recorded in during the first quarter of 2014, according to the report.

Kure Beach and the surrounding 28449 zip code experienced a 21.1 percent decline in its average selling price. The average price for a home during the first quarter of 2014 was $319,360 compared with $404,765 posted during the first quarter of 2013.
