Rogue Townhomes Slated For Construction Downtown

Phase one of a new townhome development could break ground in the next 60 to 90 days.

Randy Harmon, co-founder and managing partner of Wilmington-based Ruxta Realty Team at Keller Williams, said Tuesday that construction on a three-story, four-unit townhome project called Rogue Townhomes at 802 N. Fourth St. in the downtown Brooklyn Arts District could begin later this spring.

Wilmington Development Services division approved the project for construction in February.

Wrightsville Beach-based Fasse Construction & Development Inc. has been tapped to construct the new townhome development, Harmon said. Wilmington-based Romero Design completed the architectural design for project.

Ruxta Realty Team at Keller Williams would be the exclusive seller of the future townhome development, which is scheduled to take two years to build out.

The units are for sale at $250,000-$260,000 each, Harmon said.

Eventually, officials plan to incorporate five additional three-story townhome buildings, for a total of 24 units on the nearly 1.1-acre site at the corner of North Fourth and Brunswick streets.

“It’s very contemporary,” Harmon said. “The developer really pushes the design … which is why we are calling it Rogue.”  

Plans call for most of the townhomes to be three-story units – each consisting of three-bedrooms and two ½-bathrooms. Each townhome would be roughly 1,400 square feet and include garage units at the ground level large enough to hold one vehicle, Harmon said. He added the ground level would also be designed to accommodate an office or studio, and the homes would include high-end features and gas appliances.  

“We feel the live, work aspect of the design will appeal to a lot of people,” Harmon said. 

But it may be the development’s design that could turn heads in the district.

Harmon said the first building will be all black with purple accents. An exterior side wall will also include painted accent circles of various sizes.  

Kathryn Thurston, a Wilmington planner, said the development is zoned central business district. She said to adhere to the zoning, the developer is required to incorporate “predominantly glazed” fixtures on the ground level, such as windows or glass blocks.

The city building code also prohibits “large expanses of unadorned walls,” Thurston said. She said in order to meet the code’s requirement, the developer included the circle design on the exterior sides of the building.  

Harmon said interest in the development is strong. He said once two of the units are sold officials plan to start construction on the development and deliver the building to its future residents by the fall.
