Along Carolina Beach Road, two townhome projects are in the works.

One development would bring 62 townhomes to the Myrtle Grove area while the other adjusts plans for an existing project, replacing its proposed apartments with townhomes. Community meetings for both projects are scheduled next week to discuss the proposals and answer community questions. 

The 62-unit project, which plans refer to as the Dream Finders Townhome Community, is proposed on nearly 9 acres across four tracts of land at 6231, 6235, 6241 and 6245 Carolina Beach Road. The land is currently owned by the heirs of Gerald and Josephine Miressi, according to a community notice. 

Developers are looking to rezone the site from its current R-15 residential zoning to a conditional R-5 residential zoning district. The change would allow for denser development on the site. The proposed development would include 62 two-story townhomes.

The notice states those behind the project “believe that this new community will provide a housing alternative missing in the southern portion of the county, be a good neighbor and be an asset to the community.”

The community meeting will be held on May 29 at 6 p.m. at the Best Western Plus at 5600 Carolina Beach Road.

Other developers are hosting another community meeting at Best Western Plus next week to discuss updated plans for a proposed project at 5322 Carolina Beach Road. 

Last fall, New Hanover County leaders approved a conditional rezoning for more than 12 acres that span two tracts of land on the site. At the time, the proposed project included 165 apartments and 35 townhomes for an overall density of 15.8 dwelling units per acre.

The updated site plans, which refer to the project as Westgrove, replace the apartments with townhomes for a total of 133 townhome units and a density of 10.5 units per acre.

Property records show MHMJ LLC acquired both undeveloped tracts in 2022 for a combined total of nearly $3.2 million. The limited liability company is registered to developer Adam Sosne.

The community meeting will be held on May 28 at 6 p.m. at  5600 Carolina Beach Road. It will include a brief presentation about the project and time to answer questions from neighbors and the public.

In recent years, the Carolina Beach Road corridor has been a hot spot for development with proposed projects ranging from single-family-home subdivisions to apartment complexes that promise to bring in hundreds of units.
