Rezoning Proposed For Carolina Beach Land, Including Seawitch Site

Six Carolina Beach properties, including the current site of the Seawitch Cafe & Tiki Bar, could be rezoned and developed into a hotel, restaurant and parking area.

Nearby property owners recently received a notice of an upcoming community meeting to discuss details of a conditional rezoning request for 223, 225, 227, 235, 237 and 239 Carolina Beach Ave. 

The notice, which is dated Feb. 19, states the rezoning will allow for a “multipurpose development to include a hotel, restaurant and parking.” All subject parcels are currently zoned as part of the town’s Central Business District.

The community meeting will be hosted by Virginia Beach-based hotel management firm Harmony Hospitality on March 7 at 6 p.m. at the Community Life Center, which is located at 300 Harper Ave. in Carolina Beach. The meeting will include a brief presentation and an opportunity to ask questions about the project, according to the community notice.

A company representative declined to answer additional questions about the proposed rezoning and development on Monday. “All questions regarding this project will be answered at the meeting,” the representative stated in an email to the Business Journal.

Property and deed records show Harmony Hospitality’s president Page Johnson II and his wife Amy Johnson purchased three parcels at 223, 225 and 227 Carolina Beach Ave. in January for $2.6 million. That purchase included the acquisition of Seawitch Cafe & Tiki Bar, which is located at 227 Carolina Beach Ave.

The other parcels at 235, 237 and 239 Carolina Beach Ave. are owned by Carolina Beach Hospitalities LLC, an entity that purchased the land in 2014.

According to its website, Harmony Hospitality was founded in 2007 to manage the hotel properties of Harmony Investments, Inc., an entity focused on acquiring and managing commercial and industrial real estate properties. The company’s portfolio has grown over the years to include office buildings, shopping centers, apartment complexes, sports franchises and hotels.

Harmony Hospitality also owns and operates the Embassy Suites Hotel on downtown Wilmington’s riverfront.
