Workers broke ground this week on new retail space off Oleander Drive and College Road, a broker said Wednesday.

Building 2 of The Village at Oleander will include 12,000 square feet for retail tenants, allowing up to eight storefronts, depending on how much space tenants want, said Hill Rogers, broker in charge for Cameron Management, which leases and manages the property owned by Cameron Co. LLC.

Current businesses in the first building, at 4401 Oleander Drive, are a Sprint store, Moe's Southwest Grill and Salon 1 Suites. The Village also includes CPR cell phone repair and a Walgreens Pharmacy, Dunkin' Donuts and U.S. Cellular in stand-alone buildings.

"We felt like the time was right to add some more square footage on the ground," Rogers said of the new space.

He added that "the location speaks for itself," especially considering the amount of new development and commercial activity in Midtown. The shopping area has frontage and access from both Oleander Drive and College Road, as well as access to Kerr and Peachtree avenues, marketing materials say.

Clancy & Theys Construction Co. is building the new space, which was designed by architectural firm LS3P.
