Coming Soon To Carolina Beach: Condos, Fork N Cork, Publix

In Carolina Beach, numerous projects are in the works, including a second location of Fork n Cork restaurant along with 12 condominiums and the demolition of an old shopping center that is making way for a Publix grocery store.

Publix officials signed a memorandum of lease in November with Carolina Beach Development Company 1 LLC. The development company bought the project site, Federal Point Shopping Center at 1018 N. Lake Park Blvd., this month in a $6.2 million transaction, according to New Hanover County Register of Deeds documents.

In a plan included with the documents, the project is called, "Publix Commons at Federal Point."

Carolina Beach Mayor Joe Benson said the Publix is proceeding.

"The town has approached them for stormwater easements and, as you can tell, the demo is moving along rapidly," the mayor said in an email.

Neither the developer nor Publix officials had a comment as of Monday afternoon on the project. Carolina Beach's building inspector said in an Island Gazette story about the demolition that the owners hope to be open around July 2019.

Separate developers are working on the condos-restaurant project, Islander @ TownePlace, at 102 Cape Fear Blvd. The condos will be "upscale residential lofts," according to a news release, with one- and two-bedroom floorplans. The prices range from about $250,000 to about $375,000, said Justin Donaton of the Coastwalk Real Estate Group of Coldwell Banker Sea Coast Advantage.

The developers and builders are Ken Cofer and Matt Murphy.

For the design of Islander @ TownePlace, architect Jefferson Woodall stated in the release, "We've used lots of concrete, concrete block and steel. The building is rock solid and looks tremendous."

Donaton said the market for condos is mainly seasonal.

"It's typically a little bit slower now. We're seeing nice interest and demand for newer products for sure. There's very few new condos anywhere really in any of the beach towns [in New Hanover County]," Donaton said.

The condos were listed Sunday, he said, and are expected to be complete by late spring.

With a new and expanded menu, local chef and restaurant owner James Smith will be opening a second location (the first is in downtown Wilmington) of Fork n Cork at the condo project.
