Large Amount Of Office Space Up For Lease After Firm's Change

A large amount of class-A office space has been listed for lease after a company recently downsized its offices in the building at the corner of Military Cutoff Road and Sir Tyler Drive.

Up to 19,280 square feet in 1001 Military Cutoff Road is available, said Keith Austin, listing agent for the space and broker with Maus, Warwick, Matthews & Company.

The company that formerly occupied all of the space and more, Guilford Performance Textiles, was bought in 2012 by Michigan-based Lear Corp., a global supplier of automotive seating and electrical distribution systems.

“We made an acquisition a couple years ago of Guilford Textiles, and over the last couple of years we’ve integrated them into Lear Corp.,” said Mel Stephens, senior vice president of communications for Lear Corp., on Wednesday.

Stephens said Lear Corp. has 300 facilities around the world in its portfolio and would not disclose any other details about the Wilmington office.

Lear Corp. now has 6,220 square feet in the building at 1001 Military Cutoff Road, leaving the rest available for lease, Austin said in an email. Guilford Textiles, a manufacturer of fabric for industries ranging from automotive to athletic apparel, had formerly occupied the entire third floor. Other current tenants of the building include Coldwell Banker Sea Coast Advantage, Alpha Mortgage and NewBridge Bank.

The full-service lease rate for the space is $19.50 per square foot, according to marketing materials.
