Prime Parcel Near Progress Point Under Contract

A 1.80-acre tract at the intersection of Wrightsville Avenue and Military Cutoff Road in Wilmington is under contract.

Steve Anderson, a Wilmington-based developer who has developed more than 100,000 square feet of class A office space in the Mayfaire area, said he recently placed the parcel under contract with Lon Edwards, a broker with Wilmington-based Worsley Real Estate.

No plans for the site, which is currently zoned residential, have been released.

Anderson, who remains mute about his plans for the parcel, said he is requesting a rezoning from residential to commercial from the city, and plans to meet with residents next week in the nearby Maccumber Terrace neighborhood about their concerns regarding the site’s future development.

“It’s a pretty lengthy contract so we’re not in a rush to develop,” he said. “The best use for that site would be commercial given the good commercial growth in that location.”

He’s right.

For more than four years, the Military Cutoff corridor has birthed a number of new class A office and retail developments, including Progress Point – a mixed use office and retail development at the intersection of Eastwood and Military Cutoff roads. Renaissance North, which houses Castle Branch’s world headquarters and will soon be the site of the city’s first SpringHill Suites by Marriott hotel, and the mammoth Mayfaire Town Center development also continue to grow – increasing traffic counts and new multifamily development in the area. 

The area also continues to blossom into a medical destination for regional residents, including a number of health-related firms at the Offices at Mayfaire development, which Anderson is currently developing. 

Anderson said he is talking with two interested parties about the site, but said he is open to other suitable users.

“This is one of the last pieces of land at an intersection with a traffic light,” Anderson said. “We’ve been working to get this corner for two years, and we feel commercial would be the best use for that site.”
