Lumina Station, a mixed-use retail complex on Eastwood Road, benefits substantially from its location.

“It’s often the first high-end, local retail shopping center before people reach or leave the beach,” said Nicholas Silivanch, primary broker with Team Silivanch of Coldwell Banker Commercial Sun Coast Partners. “They stop off at Lumina for dinner, drinks and shopping.”

Like much of the area, Lumina continues to keep up with the times — that includes its management and leasing agencies.

In April, Team Silivanch became the exclusive broker for Lumina Station’s retails units.

The team, in coordination with Lumina Station/Seahorse Management, is working to identify and recruit retailers for the large retail center, located at 1900 Eastwood Road.

Boasting a high occupancy rate, Phase One of Lumina Station continues to welcome a number of high-end shops and restaurants, including a new J. McLaughlin men’s clothing boutique, and Lilies and Lace retailer. The shopping center, which also includes two additional phases, is also home to Monkees, Stone Crab Oyster Bar and Jennifer’s.

And more may soon be joining the upscale tenant mix.

Silivanch returned recently from the International Council of Shopping Centers convention in Las Vegas with a number of leads of retailers that may join the tenant mix. He added that several local businesses are also eying the two remaining units in Phase One.

“We have general merchandisers and specialty retailers looking at the two spaces,” Silivanch said.

He said his team’s extensive database of area demographic and development trends is also a major draw for future tenants.

“The name of the game is knowing what works for the area,” Silivanch said. “Once a prospective tenant has a true snapshot of the prospective location they are targeting, it makes their decision easier.”

It also helps that Lumina Station, beneath its welcoming tree canopy, is across the street from one of the most exclusive neighborhoods in Wilmington — Landfall.

The Landfall trade area currently averages more than 35,000 vehicles daily at the Eastwood and Military Cutoff roads intersection; that number swells during the peak tourism season. The location also includes some of the region’s wealthiest spenders, where the average disposable household income exceeds $67,000 a year.
