Mixed Use Development Proposed Off Military Cutoff Extension

A mixed-use development is being planned off Military Cutoff Extension, and the land’s rezoning is up for review by the New Hanover County Planning Board.

The applicant and property owner, TDR-HL LLC, is seeking to rezone nearly 63 acres located at 1308 Crooked Pine Road from a residential district to a planned development district for the mixed-use project, county planning documents state.

Within the development commercial and mixed-use space are proposed as well as residential, including townhomes and possibly senior living or a continuing care community, according to site plans. The entire plan includes more than 370 residential units.

The commercial space included in the master development plan proposes a commercial hub that would offer goods, services, entertainment and dining options, the document states.

The site is divided by the new Military Cutoff Extension project and a service road, both of which are currently under construction by the N.C. Department of Transportation.

“Currently, this area of the County must rely on the busy Market Street or Gordon Road corridors to find similar services. The proposed project presents a new opportunity for a vehicular connection to a major highway, MCE [Military Cutoff Extension], with a real potential to alleviate traffic congestion from the Murrayville/Ogden area,” the document states.

The potential commercial hub would also be one of the only stops along Military Cutoff Extension between Market Street and Interstate 140.

The development is proposed at the end of Murrayville Road in northern New Hanover County, near the intersection of Crooked Pine and Plantation roads.

The project includes three parcels of land, the largest parcel of about 50 acres adjacent to Hanover Reserve and the end of Murrayville Road.

Although Military Cutoff Extension divides the overall project, the “entire land holding is intended to be part of one master planned development,” the planning documents state.

The New Hanover County Planning Board will hold a public hearing on this and other projects July 8 starting at 6 p.m. at the New Hanover County Historic Courthouse, 24 N. Third St. in downtown Wilmington.
