S.C. Developer Buys Site For 3,600 Homes In Brunswick County

Contender Development, one of the largest land developers in South Carolina, recently acquired more than 1,500 acres in Bolivia for a master-planned community.

Property tax records show the site, located off Southport-Supply Road, Midway Road SE and Clemmons Road SE, sold for $35 million.

Located six minutes from Oak Island, Midway Landing is set to be a coastal-themed development with the potential for about 3,600 homes, according to a news release.

The community is expected to include single-family homes, townhomes and multifamily units.

Ford Elliott, CEO and co-chairman of Greenville, South Carolina-based Contender, stated in the release, "Midway Landing represents the culmination of our team's expertise and our commitment to creating vibrant, sustainable communities."

As we expand our footprint in the Southeast, we remain dedicated to our founding principle of partnering with like-minded companies to develop projects that bring lasting value to the communities we serve."

Broadstreet CEO David Feingold said his firm is serving as the equity provider.

"Midway Landing exemplifies an important shift in the design of master-planned communities — moving beyond the focus on population centers to create new opportunities for growth and prosperity in the coastal regions of the Carolinas," Feingold said in a statement.

With an approved preliminary plat, Contender Development is set to begin delivering homesites in 2026, the release stated.

According to the release, Midway Landing's scale "and Contender's reputation suggest that it will likely include signature amenities and infrastructure improvements that could benefit the wider community."

The project marks a milestone for Contender, which now controls close to 30,000 lots in the Southeast, the release stated. The company has a portfolio of nearly $2 billion in active developments across South Carolina, North Carolina, Georgia, Tennessee, Alabama and Florida.

Division president Paul Luck stated in the release that Contender will "work alongside our esteemed partners, NVR (DBA Ryan Homes) to bring this visionary project to life. Their support and expertise have been instrumental in making Midway Landing a reality."
