Some residential real estate market statistics in the Wilmington area jumped significantly in August, while the number of homes sold declined slightly from the same month last year, according to a recent report.
Cape Fear Realtors last week said tri-county statistics from the N.C. Regional Multiple Listing Service showed an increase of 45% in active listings last month compared to August 2023.
“Most active listings were reported in Brunswick County, with a total of 1,902, followed by New Hanover County, with 1,050 active listings, and Pender County, with 351 active listings,” a CFR news release stated.
The release also pointed out a 4.5% increase for the tri-county region in closed sales in August compared to July this year.
“While the month’s supply of inventory still indicates a seller’s market for the Wilmington MSA, the three-county area did experience a year-over-year increase of 47.1%, rising to 3.09 months of supply,” the release stated. “The average cumulative days on the market increased year-over-year by 21.3%. This 57-day period was a 1.8% increase compared to July 2024.”
This year’s CFR president, Amanda Parmer, also with Wilmington-based BlueCoast Realty Corp., stated in the release, “As housing inventory in the Wilmington MSA continues to rise, more options become available to buyers. This inventory comprises roughly 33% of new construction, matching the demand of the roughly 30% of new construction properties closed in August 2024.”
