Property Management Firm Forms Multifamily Division

Wilmington-based Sweyer Property Management has formed a new multifamily management division, according to an announcement Thursday.

"While the company has managed multifamily properties for many years, the creation of a new division dedicated to managing apartments, townhomes and build-to-rent communities marks an expansion in its efforts to better serve these customers in Southeastern North Carolina," a news release stated.

Michelle McDermott is the director of the new division at Sweyer.

“Over the past few years, we have noticed a gap in the multifamily property management service offerings in the area, particularly in single-owner townhome communities and small-to-midsize apartment communities, which we define as any community up to 100 units,” McDermott said in the release. “We believe that we are uniquely positioned to serve this market in the most efficient way while providing best-in-class customer service.”

The division recently took on a new construction project, Village at Skylars Cove in Leland, where rent for a two-bedroom apartment was listed as $1,709 a month Thursday on Sweyer's website.

"The owner/developer of the 72-unit apartment community first approached Sweyer Property Management in 2020 during the planning phase of the project," according to the release. "SECOF Construction was seeking a management partnership that had vast experience in residential properties as well as someone who could provide substantial consulting services."

Sweyer has 35 years of experience in the area and more than a dozen licensed real estate professionals on its team, the release stated.

“As a builder and developer in the area, we have known about Sweyer Property Management and their success for many years. As we decided to develop a multifamily investment project in Leland, calling Sweyer was a no-brainer," stated M. Murphy and K. Cofer of SECOF Construction in the release. “The Sweyer team has been able to offer guidance all through the planning and building phases and have implemented a marketing strategy for lease-up. We are excited about working with Sweyer and being able to offer additional housing in the growing Leland market.”
