A building in the works in Brunswick Forest’s commercial center will become a new, larger home for North Brunswick Chiropractic, a longtime Leland business.
Since opening in 2008, North Brunswick Chiropractic has operated out of Leland’s Waterford Medical Center. The business currently has a 1,555-square-foot suite, said owner Chris Rizzo.
North Brunswick Chiropractic is set to nearly double its square footage with plans to occupy about 3,000 square feet of a new 10,000-square-foot building proposed at 1160 East Cutlar Crossing. The remaining space will be leased to other tenants or medical office users, Rizzo said.
When Rizzo began looking for a bigger space for his business, he was looking for an existing building that could be rehabbed to fit his needs. But he wanted a space on the “newer side of Leland,” he said, somewhere between the Waterford and Brunswick Forest communities.
When he couldn’t find the right building to upfit, Rizzo said he decided to buy land and build one instead.
“We looked around and we thought Brunswick Forest would be a great location,” he said. “(We have) a lot of patients there, it’s still a very fast-expanding community.”
Property records show KPR Ventures, a limited liability company registered to Rizzo, purchased the 1.2-acre site on East Cutlar Crossing in October for $400,000. The strip of land is located between Brunswick Forest’s Chipotle and Lowes Foods.
Instead of just building enough space for North Brunswick Chiropractic, Rizzo decided on a 10,000-square-foot, single-story building to “maximize the lot.” He describes the building’s aesthetic as a “homey coastal farmhouse-type vibe” with two long exterior porches and direct entry into each business.
“It’s going to be a little different than your typical medical buildings,” Rizzo said.
The 7,000 square feet not used by Rizzo’s chiropractic business will remain a shell space until leased and upfitted by tenants. Rizzo said he expects the space to house one or two other businesses. He's working with Lannin Braddock of the Braddock Group to lease
the office space.
DAE Building is leading the project’s construction. The builders are working to pull building permits, and Rizzo said he expects the project to break ground next month with construction expected to wrap up this fall or winter.
The additional space will allow North Brunswick Chiropractic to add new services, Rizzo said, including new wellness techniques like focused shock wave therapy, red light therapy and cryotherapy chambers.
“Especially with that population in Brunswick Forest or Leland in general – it’s older, but it’s a very active population. They’re out playing pickleball or golf or all those different activities, so they need to stay young," Rizzo said. "We're trying to find different ways that we can keep them out there, keep them in the game.”
