The Range Welcomes First Tenants On Oleander Drive

The Range, an Oleander Drive complex with 345 apartments and more than 12,000 square feet of commercial space, has begun welcoming new tenants.

The project sits on 15 acres at 5026 Oleander Drive – land that once served as a driving range and is still bordered by Wilmington Municipal Golf Course. Tenants began moving into apartments at The Range in April, and the first commercial tenant expects to open its doors this summer, according to a news release issued Thursday.

Chapel Hill-based firm East West Partners developed the mixed-use project. In previous years, the firm partnered with the city of Wilmington to develop downtown’s River Place complex and rehabilitated the building at 226 N. Front St. that houses coworking space Common Desk.

Three of The Range’s seven residential buildings have already opened to tenants, and more are expected to open throughout the summer. Residential tenants began moving into the units in April, and approximately 30% of the complex’s 345 units are pre-leased, according to the news release.

The apartments include living areas with “floor-to-ceiling sound reduction,” balconies, granite countertops and walk-in closets, among other in-unit features. They range in size from one to three bedrooms, and the complex includes 35 apartments that qualify as workforce housing.

“The Range is Wilmington’s first major market-rate, privately funded development project to include apartments priced to accommodate workforce housing,” the news release states.

Other amenities include a clubhouse with a bar and entertainment area, a golf simulator, a billiards room and a dedicated coworking space along with a resort-style pool (pictured below) and fitness center. The complex features outdoor amenities that include a 2-acre lake, along with a fire pit, jogging trail, dog park and pet spa. The site also ties into a nearby multi-use path that leads to Greenville Loop Road.

“We are really proud to be delivering this project to a community eager for high-end multi-family living,” McKay Seigel, a partner with East West Partners, wrote in the release, “particularly that accommodates Wilmington’s need for workforce housing.”

The complex has preleased a combined 6,800 square feet of commercial space – approximately 55% of the total 12,200-square-foot commercial area that fronts Oleander Drive. 

That includes a lease to Salon One Suites, a business that offers move-in-ready suites for beauty professionals. Salon One Suites is leasing 4,100 square feet and expects to open later this month, according to the release. ISI Elite Training has leased another 2,700 square feet in the complex for a fitness studio expected to open by the end of the year.

Two more commercial spaces – one with 3,240 square feet and another with 2,200 square feet – remain available for lease. But East West Partners plans to reserve the spaces for a “fast casual and a best-in-class restaurant given the site also offers plenty of parking, walkable outdoor amenities and a signalized entrance onto Oleander Drive,” the release stated.

“The Range has been incredibly well-received. With our pool and resort-style amenities opening later this summer, we are leasing residential apartments quickly. Likewise, our commercial space has been leasing well,” Seigel wrote in the release. “Salon One Suites and ISI Elite Training will appeal to our residents, as well as passing traffic.”
