An engineering firm has submitted a conceptual site plan to New Hanover County that proposes more than 200,000 square feet of flex space, including industrial space, in the 2500 block of Blue Clay Road.
The site plan, by Paramounte Engineering Inc., includes 11 buildings on more than 18 acres east of Pilgrim Circle. The property is currently owned by Corbett Package Co., but is under contract with a separate entity – an undisclosed developer.
A conceptual review of the plan is
on the agenda for the county’s Technical Review Committee meeting Wednesday.
Bill Maus of Maus, Warwick, Matthews & Co. is the listing agent for the property while Jason Windham, also of Maus, Warwick, Matthews & Co., is representing the buyer and developer.
The developer declined to comment Monday, but Windham shared his opinion on the area's industrial sector needs.
“Obviously there’s a need for flex light industrial warehouse space right now,” Windham said. “We have a pretty good demand for it and a lack of inventory.”
On the site plan, the buildings range in square footage from 6,000 to 32,500.
The Blue Clay Road flex space is the fourth item on the county TRC agenda, scheduled to be discussed at 2:45 p.m. during a meeting that starts at 2 p.m.
This meeting will be conducted remotely via teleconference. Interested parties can contact the county's Planning and Land Use Department at 798-7165 for more information.
The other items on the agenda, in order, are as follows:
- Island Montessori Expansion – Commercial Site Plan (Ron Meredith, Current Planner): Request by Shane Lippard, Right Angle Engineering, for an elementary and secondary school with a 5,503-square-foot. The property is at 6339 Carolina Beach Road. It consists of 3.7 acres and is zoned O&I and R-15.
- Hanover Pines – Commercial Site Plan (Nicole Smith, Senior Planner): Request by Brad Schuler, Paramounte Engineering Inc., to establish a park and recreation area that would include trails, a nature area and supporting facilities. The subject property is at 6101 Carolina Beach Road. It consists of 6.05 acres and is zoned R-15.
- Sidbury Landing – Preliminary Plan (Amy Doss, Current Planner): Request by Schuler, Paramounte Engineering Inc., for a performance residential major subdivision with 219 single-family detached homes. The property is in the 8600-8800 block of Sidbury Road. It consists of 88.02 acres and is zoned R-15.
In other county development news, a different developer is planning Coastal Carolina Business Park, which would have 11,000 square feet of general flex space in two buildings at 6100 Castle Hayne Road. The buildings would sit behind the exiting Coastal Carolina Car Wash.
The proposal would require a conditional zoning district approval from New Hanover County, according to a
community meeting notice from Cindee Wolf of Design Solutions, who is representing the developer in the zoning request.
A meeting on the proposal will be held at 6 p.m. Wednesday, Sept. 22, at Shelter No. 2 of the Northern Regional Park, 4700 Old Ave. in Castle Hayne.
