Plans Change For Harris Teeter Site In Carolina Beach

In Carolina Beach, gone is a sign that proclaimed land at 1000 N. Lake Park Blvd. as the future site of a Harris Teeter grocery store.

The 7 undeveloped acres owned by Jubilee Carolina LLC, a Harris Teeter entity, now holds a commercial real estate sign from MPV Properties that says the land is "for sale or build to suit."

Harris Teeter is not moving forward with the Carolina Beach store, a commercial broker said, but other businesses could be on the way. 

"Right now we're just trying to determine the interest level from various potential tenants and or uses to see what we might be able to develop there," said Steve Vermillion, managing partner in Charlotte-based MPV Properties. "We also are looking at the potential to sell the property. So we're just looking at various alternatives to determine what we're going to do or would like to do."

MPV marketing materials for the land state that the 7.08 acres has outparcels available and is "located along the busiest retail thoroughfare in Carolina Beach." A list price has not yet been assigned to the property, Vermillion said.

Representatives of Harris Teeter declined to comment on the listing.

Jubilee Carolina LLC purchased the property for $2 million in 2010, according to property tax records.

What Carolina Beach officials think could be best for the property is included in the town's proposed Future Land Use Plan, which is up for consideration by the Carolina Beach Town Council during a meeting Tuesday night.

The desired future character of the Harris Teeter property and surrounding area is higher density with a mix of uses, according to the proposed land use plan. That would mean residential uses allowed on upper stories and commercial on the ground floor, and four- to five-story buildings "with attractive street facades." 

So far, no new plans have been submitted to the town for the site, said Jeremy Hardison, Carolina Beach's planning director.

The property is adjacent to a Publix grocery store-anchored center and was involved in a lawsuit initiated by Jubilee Carolina LLC over the Publix development. Publix opened its Carolina Beach location in 2019. A ruling against Jubilee on the matter was upheld by the state Court of Appeals.
