The developer of a project on Carolina Beach Road aims to add supply to an area where he says the kind of commercial space he’s offering is in high demand.
Jeffrey Stokley, CEO of Wilmington-based Stokley Development Corp., said Wednesday that Stoked Business Park, which is underway at 5208 Carolina Beach Road, will include retail and warehouse or flex space on the first floor with storefronts and office space on the top floor in a 14,400-square-foot building.
He said the Monkey Junction area has no to very little available in the way of retail-warehouse flex space and very little new office space.
“Most everyone is looking for warehouse space now,” Stokley said. “And it's very expensive to build for new space based on the rents, but we feel good about this because it's a nice mix of both retail-office and warehouse or flex space.”
Heating and air company Advanced Air Solutions, which also does mold remediation and air duct cleaning, will occupy 3,600 square feet, Stokley said. Architectural engineering firm 3G | Contects is set to occupy 1,800 square feet.
He said the construction of Stoked Business Park is expected to be complete by the end of this year.
Stokley Development Corp. has a long list of high-profile projects the firm has completed in Wilmington, including Costco-anchored Stokley Center off Market Street. The list also includes Stoked Restaurant, at 313 Canal Drive in Carolina Beach.
