Two tenants filling the last available building space in the Wilmington International Airport (ILM) Business Park are slated to be finished outfitting their spaces by August, according to Carol LeTellier, ILM’s business development director.
With the final tenants solidified, the ILM Business Park is fully leased, she said. Now there remains 140 acres available for new-build projects.
The New Hanover County Airport Authority approved the last remaining leases to Enterprise Leasing Company – Southeast LLC and Superior Mechanical Inc. this spring.
Enterprise Leasing is leasing Suite 150 of the industrial park flex building. The company, which is a remarking office for cars that become out of service, is now constructing inside its space. The company also leased about 3 acres of fenced-in land on the corner of Gardner Road and Hewlett Drive.
Superior Mechanical Inc. has leased Suite 140. Both spaces are 1,440 square feet.
The companies join several other within the flex space including Scratch on 23rd and Toshiba Business Solutions. Earlier this year, two other companies, Fat Cat Pottery Inc. and Few Moves Moving Co.,
leased available building space on airport business park property.
These companies join other tenants including, National Weather Service's Wilmington office, All American Aviation Services and Wilmington Business Development.
“These are all kind of non-traditional entities that you would typically see on airport property, except for the flight school, so I think that’s an indication of the appeal of companies to be on airport property and although we had envisioned aerospace-type companies and things like that, we sort of have a mixed bag of interesting companies that offer some interesting services,” LeTellier said.
“We’re happy about having the flex building 100% leased out," she added.
Now she's looking for developers to lease land and develop product. That includes a gas station and hotel on airport property.
There is still interest coming in for developing a 100-room hotel on business park property, she said.
“We’ve had a lot of interest on that. We don’t have any takers yet,” LeTellier said, adding that conversations with potential groups to develop the hotel are ongoing.
There is also space within the 140 acres for developers to lease land and developers who want to build industrial-type buildings or a turn-key type development for a prospect, ranging in size from 10,000 square feet to 200,000 square feet.
