Realtor Submits Site Plans For Luxury Condos, Executive Office Center

Wilmington Realtor Regina Drury has submitted final plans to the city of Wilmington for a nearly 2-acre mixed-use development at 3400 Masonboro Loop Road. 

Port City Porches will feature luxury condominiums and an executive office center in three buildings, with five residential units and 4,800 square feet of ground floor office and professional space, according to a news release.

"The goal is to create a small Southern-charm neighborhood of residences and offices with big porches, high ceilings and lush landscaping with a park-like setting," the release stated. 

"People don't want to drive across town to get to work anymore," Drury said Thursday, of her reason for creating the development. "They don't want to spend their time in their car." 

She said she believes office demand is high in the Masonboro Loop Road area, with little supply. The property is "surrounded by people who are working from their homes," said Drury, who is the founder of Regina Drury Real Estate Group.

Small businesses can rent as much or as little space as they need starting at $550 a month, she said. 

"We've had businesses that have already reached out to us to learn more about what spaces we have available," Drury said. "And it's a really good time for people to reach out to us because we're finalizing the plans."

Drury herself plans to have an office there. The site of the project, previously called The Porches at Masonboro Park, was rezoned to a mixed-use designation last year.

"We had hoped to have it started already, but the hurricane slowed things down a little bit," Drury said. 

The current plan is to move in by this time next year, she said.

Drury said the center will have short-term office and conference room space available for those who just need to rent a space for a few hours, days or months. It will also have an online booking system. 

"We plan to provide all the typical office needs such as conference space, high speed internet, office machine access including mailing machines and admin support," Drury said in the release. 

The architect is Darryl Barker of Barker Architecture Inc. 

Also part of the development is a more than 200-year-old oak tree and pecan trees, which will be the centerpieces of the project, Drury said, with about an acre of green space that tenants can enjoy.

"Another big plus about this location will be that next year the city plans to install a 10-foot-wide multi-use sidewalk that will run directly in front and connect to the Masonboro Loop," the release stated.
