Flat Fee Real Estate Firm Opens Midtown Office

One of the latest businesses to set up shop in midtown Wilmington has set its sights on serving real estate sellers who are looking for a somewhat different kind of agency.

Flat Fee Realty and Management opened this month in 600 square feet inside a newly revamped office building at 3710 Shipyard Blvd.

“Our philosophy is we’re going to provide the exact same service to every one of our clients. It doesn’t matter if your house is $100,000 or $500,000,” said Patrick Alderson, a Realtor and the managing broker at Flat Fee Realty. “If we’re providing the same service, we feel like we should charge the same fee, because we’re going to be working equally as hard, regardless of what your house sells for.”

Alderson said the flat-fee real estate model seems to have taken effect fairly well in Raleigh, where he was living before moving to Wilmington about a year and a half ago.

Flat Fee also manages rental properties for $100 a month.

“Wilmington’s such a fantastic place to buy rental property, with a limited supply of housing and prices increasing the way they are,” Alderson said.

The flat fee charged for home sellers of $795 comes with a full MLS listing, yard sign, professional flyers, photos and marketing on hundreds of websites, Alderson said.  If the sellers want Alderson’s firm to handle negotiations as well, the company charges an additional $2,000 at closing.

Midtown seemed like a logical choice location-wise for the Flat Fee office, he said.

“It’s a very central location where I can get just about anywhere in Wilmington in a matter of about 10 or 15 minutes and it’s very, very convenient,” Alderson said.

Along with Flat Fee Realty and Management’s office, growing marketing firm Plan A Advertising and the management offices for area Buffalo Wild Wings franchises occupy the 5,600-square-foot building.
