Zimmer Development Co. Plans Office On Mayfaire Land

One of the original developers of Mayfaire plans to move from downtown Wilmington to a new office building behind Mayfaire Town Center.

Zimmer Development Co. submitted site plans to the city of Wilmington showing a 20,000-square-foot Zimmer Development office on 5 acres on Monument Drive, the road that connects Mayfaire Town Center to the Windemere neighborhood

The company's current headquarters is about 9,000 square feet at 111 Princess St. in downtown Wilmington.

"We're out of space," said Adam Tucker, director of development for Zimmer, on Monday. "We just need something more efficient for us."

The company has around 30 employees, and the new space will enable it to hire more for development and construction-related jobs, Tucker said.

"Our footprint has expanded and we're doing quite a bit more in Florida and other locations," he said.

In its hometown, Zimmer Development is currently working on Project Grace, a major mixed-use project in downtown Wilmington that's also a public-private partnership with New Hanover County.

Zimmer Development Co., whose sister company is Reeds Jewelers, is based in Wilmington but has developments throughout the U.S.

Jeffrey Zimmer and Zimmer Development partnered with Hyman Brody and Greenville-based BrodyCo. Inc. more than 20 years ago to create Mayfaire Town Center and Mayfaire Community Center off Military Cutoff Road in Wilmington.

Zimmer and BrodyCo. sold the shopping centers in 2015 for $192 million, but Mayfaire I LLC, an original Mayfaire partnership entity, still owns the 5 acres where the new Zimmer Development office is planned. What will become of the Princess Street office has not yet been determined, Tucker said.

The Mayfaire office plans also show a spot for an additional two-story, 20,000-square-foot office building that could be developed in the future. The first phase of the project would have 67 parking spaces; the second would add 32, according to the plans by Norris & Tunstall Consulting Engineers. The architect for the project is LS3P. 

The plans have not yet been assigned a date for review by the city's Technical Review Committee, according to the city's project tracking website.

"We hope to get started on construction in the spring," Tucker said. "We're excited to move into a new chapter."
