As construction workers continued Tuesday to clear land where apartments, townhomes and commercial space will rise on Military Cutoff Road, the developers of the mixed-use project are looking for the right commercial tenants, including a restaurant and bar and potential coffee shop.

The site work for Arboretum West, which will include about 360 apartments and two commercial buildings, was under way Tuesday morning (pictured below) by crews that work for the developer, Wilmington-based Tribute Properties.

Arboretum West is offering 18,000 square feet of commercial space, said Steve Hall, partner with Wilmington commercial real estate firm Maus, Warwick, Matthews & Co., who is listing the upcoming buildings.

The 11,000-square-foot building will hold offices and a restaurant in the front of the structure, with 1,000 square feet of covered outside dining with a fireplace amenity, Hall said.

Intended retail users for the other 7,000-square-foot building could include a coffee shop with or without a drive-thru, a restaurant with a bar, a salon/spa, a yoga/Pilates studio, a bakery, a wine store or other general retail user.

"The suites will range in size from 2,000 square feet up to 7,600 square feet depending on the tenant's needs," Hall said in Arboretum West's Loopnet.com listing.

The potential drive-thru space is listed for lease at $40 a square foot.

Arboretum West's location across from Landfall's main northern entrance on Military Cutoff Road "provides the perfect opportunity to work, dine and shop in a sophisticated atmosphere. The commercial space provides for ease of access not only from Military Cutoff but from Station Road and Market Street as well," Hall said.  

The two separate commercial buildings, along with phase one of the residential portion of the development, could be finished by late 2019 to early 2020.

Property has also been cleared for Arboretum Village, which will hold about 98 townhome units on nearly adjacent to Arboretum West and is also a Tribute project.
