New Development Eyed For Third Street Property

A Wilmington-headquartered development firm is planning apartments and a self-storage facility near Third and Dawson streets.

A self-storage warehouse and 38 apartments are being planned for a 2.8-acre parcel at 201 Wright St., a former Kenny Lovitt’s Auto Sales lot, said Robert High, owner Robert High Development LLC, a development firm that specializes in self-storage design, build and construction.

The development, called Pinnacle 3rd Street, is set for review with the city of Wilmington’s Technical Review Committee on Sept. 6. Site plans show a 71,000-square-foot storage warehouse building and more than 37,000 square feet of apartments.

High said the property is under contract, and the firm expects to close in about 30 days, he said.

Pending approval, the development firm aims to begin construction of an all climate-controlled storage facility first, High said.

The storage facility will be about 600 units, High said adding that his firm will both develop and manage the storage warehouse.

The firm built other facilities in the area, including Coastal Mini Storage on Gordon Road, Go Store It in the Ogden area and Pinnacle Storage in Leland. High's firm owns both the Gordan Road and Leland storage facilities.

"We find that there's been an increasing demand [for self-storage], and although there is a lot of inventory that has been put on the market there's still areas that need storage in the greater Wilmington area," High said.

All of the details for the apartments, which would be on the same property but not adjoining the self-storage facility, have not been finalized, he said. Site plans show one- and two-bedroom apartments.

"We find that storage and multifamily work well together with this parcel. It allowed us to put the two products together," High said.

High said he feels that there is a need for additional apartments in the area, adding “we hope this is more of a unique apartment project compared to some of the larger apartment projects that are being developed or have been developed."

High estimates that the storage facility, if approved, will open in the fall of 2019 and the apartments sometime in 2020.
