Flex Facility With 14,000 SF Proposed On Landmark Drive

A Wilmington father and son who own separate businesses and operate out of a building on Raleigh Street are planning a project that would add industrial flex space to Landmark Drive.

Karl Anderson and his son, Justin, want to build a 14,400-square-foot facility with six units on 1.62 acres at 403 Landmark Drive. The property already has an industrial zoning designation.

The Andersons have noticed, in part because of Justin Anderson's growing HVAC business, Anderson Air, that there's a need for flex space -- industrial space that can include a warehouse and offices -- in southern New Hanover County.

"People are looking for flex space on this side of town," Karl Anderson said, adding that many of them are in contracting and the construction business.

Karl Anderson is the U.S. vice president of Ahlberg Cameras, a Swedish high-tech company that designs and manufactures advanced color camera systems and inspection equipment for the nuclear industry. Karl Anderson's office at 419 Raleigh St., a property the Andersons own, works with Ahlberg Cameras clients such as GE Hitachi and nuclear plants in the U.S., Canada and South America.

Justin Anderson went to the HVAC program at Cape Fear Community College before starting his own business about four years ago. He now has 15 employees and at least five vans, his father said, and also operates out of 419 Raleigh St.

The Andersons' flex space proposal is expected to be discussed by the city's Technical Review Committee on Dec. 28, according to the TRC's latest agenda.
