Local Commercial Real Estate Firm Hired To Manage Leland Complex

A Wilmington-based commercial real estate and property management firm was recently hired by The Village Shoppes at Waterford to manage the mixed-use retail and office complex on U.S. 17 in Leland.

Coldwell Banker Commercial SunCoast is managing eight buildings within The Village Shoppes, a 102,000-square-foot complex next to the master-planned residential community Waterford of the Carolinas, according to an announcement Tuesday.

Of the buildings that Coldwell Banker Commercial SunCoast is managing, seven are on Olde Waterford Way: 473, 477, 485, 497, 503, 509 and 511 Olde Waterford Way. Tenants include Fat Tony’s Pub; Port City Java; Forever 24 Fit; Intracoastal Realty; Town of Belville; Cunningham Mortgage Bank; Belville ABC Store; Movement Mortgage; Cape Fear Cancer Specialists; EmergeOrtho; Wilmington Yoga; Asia Sushi; Tin & Oak; and numerous other office, retail and medical services companies.

The properties under management are owned by Bert Exum, a local developer of residential and mixed-use communities in northern Brunswick County, including Waterford of the Carolinas, Magnolia Greens and Compass Pointe.

“I have been working with Bert Exum for more than 20 years on a wide variety of his developments and have been handling the leasing and marketing of The Village Shoppes at Waterford since the first building went in the ground in 2002,” said Don Harley, broker and partner with CBC SunCoast, in Tuesday's news release. “It was a natural progression to expand these services into property management through Coldwell Banker Commercial SunCoast.”

In addition to managing the seven properties on Olde Waterford Way, CBC SunCoast manages 22 Waterford Business Center Way, a property owned by SS Belville LLC that houses Verizon and Mattress Firm.

Heidi Burgess, property manager for Coldwell Banker Commercial SunCoast, and Diane Walston, assistant property manager, work together to manage The Village Shoppes, while Don Harley handles all leasing and sales.

While 87 percent of the complex is occupied, a variety of retail and office space is now available for lease and ranges in size from 600 to 2,943 square feet, contiguous, the release said. Four land parcels within The Village Shoppes are available for purchase, with lots ranging from .7 to 1.83 acres that are zoned for office, retail, hospitality, restaurant or medical services, according to the release.
