The Wilmington City Council on Tuesday will consider a rezoning that will allow a mix of businesses to become part of a South Front Street redevelopment effort.
The request asks the council to rezone a little more than 2 acres at 1515 South Front St. and 110 Greenfield St., a site that's part of South Front Phase II, from light industrial (LI) to urban mixed-use (UMX). South Front Phase II is
a mix of apartments and commercial space that builds on the first South Front Apartments project by Tribute Investment & Development Inc.
Mark Maynard Jr., co-director of Tribute, said the mix of uses on the site, which is owned by a Tribute limited liability company, might include a grocery store that would occupy a little more than half of the building that's currently home to an industrial supply business. The rest of the space in the structure will be leased to other businesses.
"We have a lot of really exciting tenants that are expressing interest in it, and we’re moving forward with the architectural design on the property," Maynard said Friday.
The industrial supply business is in the process of relocating from Greenfield Street to Raleigh Street, he said.
While the 18,000-square-foot building at 110 Greenfield St. will undergo extensive renovations, a couple of new buildings holding restaurant space on the first floor and offices on the second will be placed next to the existing Satellite Bar and Lounge.
The Planning Commission voted unanimously to recommend approval of the rezoning, and in agenda documents for Tuesday's meeting, city staff members recommend that the City Council passes the rezoning. The council meets at 6:30 p.m. Tuesday.
The first commercial tenant for the South Front Phase II redevelopment project was announced in December: Chef Vivian Howard and Ben Knight, the couple who own Chef & the Farmer in Kinston and star in the PBS show
A Chef’s Life, signed a lease for 3,700 square feet at 206 Greenfield St., a short distance from the property that's up for the potential rezoning.
