New office and dining space could be coming soon to an existing business park.

The owner of Burnt Mill Business Park, Abinto Corp., is proposing two new buildings totaling 17,750 square feet on a little more than 2 acres in the park, according to site plans prepared by Tripp Engineering and submitted to the city of Wilmington.

The business park is currently almost completely full of tenants, said Steve Hall, a commercial real estate broker with Maus, Warwick, Matthews & Co., which is the park’s listing agent.

“We have two small suites left, and that’s about it,” Hall said recently.

The new space, which site plans show would involve an 11,500-square-foot building bordered by Burnt Mill and Jaeckle drives and a 6,250-square-foot building at Jaeckle and Brailsford drives, would be marketed to office users, such as engineering and architectural firms or accountants.

But office users aren't the only kinds of tenants the owners hope to attract to the new buildings.

“We’re probably going to look at a café and some type of lunch or dinner eating establishment for the office park to cater to the employees of the park,” Hall said.

Current tenants include local offices of the IRS and N.C. Department of Revenue and Cumulus Broadcasting Inc., to name a few.

The proposed new office space at Burnt Mill Business Park is the only item on the city’s Technical Review Committee meeting scheduled for 8:30 a.m. Thursday in the fourth-floor technology conference room at 305 Chestnut St., downtown Wilmington.

“We’re very excited about the project. It's in a great location right in midtown with easy access for everybody,” Hall said.
