At Autumn Hall, Mixed-use Building Expected To Be Latest Addition

A nearly 25,000-square-foot building that includes office space and destination retail opportunities, such as a coffee shop, is expected to be the latest addition to the Autumn Hall mixed-use development on Eastwood Road.

The proposed building, called Dungannon Village, will be considered by the city of Wilmington’s Technical Review Committee for a first review at the panel’s meeting Nov. 25, according to a TRC agenda. A site plan submitted to the city by Norris & Tunstall Engineering shows that the structure would be built on a little more than 2 acres.

Dungannon Village would be located inside a residential entrance at Dungannon Boulevard in Autumn Hall, and is designed to be reminiscent of the high-end historical architecture of downtown Wilmington, said Mike Brown of Cape Fear Commercial, the firm leading Autumn Hall’s commercial development. 

As a result, part of Dungannon Village’s design involves an outdoor meeting area and office suites that can open out onto porches. Designers are aiming for "a residential feel within a commercial space," according to a recent Big Sky Design inspiration board for the building. 

Triple-net lease rates for Dungannon Village are $19 per square foot for the first floor, with a full-service (net janitorial) second-floor rate of $22 per square foot for the second floor, promotional materials state. 

More activity on the commercial side of Autumn Hall could be on the way in the coming months.

Autumn Hall’s Master Plan includes Autumn Hall Town Center, with several hundred thousand square feet of potential office and retail space as well as the possibility of a hotel and restaurants. The project is allowed 486,844 square feet for retail, 355,090 for offices, 130,000 square feet of hotel space and more than 300 single-family homes. It's multi-family offerings include Carolina Bay, a continuing care retirement community that is currently under construction, and Headwaters apartments.   

These days, the residential component of Autumn Hall “is really taking off,” Brown said, with new lots available for homes and more on the way.
