Burnt Mill Business Park Inks New Tenants

By J. Elias O'Neal, posted May 7, 2014
New tenant growth continues to gain momentum in an area of Wilmington seeing increased multi-family and renewed commercial activity.

Three new tenants will soon join a number of established occupants in the Burnt Mill Business Park in central Wilmington – taking over roughly 8,500 square feet of commercial space in the development and bringing its occupancy rate to a healthy 85 percent, according to a broker overseeing the transactions.

Steve Hall, a broker with Wilmington-based Maus Warwick Matthews & Company, said Tuesday that Cavin’s Business Solutions will soon relocate its Shipyard Boulevard office to Burnt Mill – taking over 1,000 square feet of office space at 3114 Randall Parkway, Suite 2.

Bricks 4 Kidz, a child-learning enterprise that uses Legos as its primary learning tool, is also set to open in roughly 1,000 square feet of retail space at 3114 Randall Parkway, Suite 3 in the commercial mixed-use development.

A grand opening for Bricks 4 Kids is scheduled from 10 a.m. to 2 p.m. May 10-11, according to a recent news release.

Cross Fit Inside Out – a Wilmington-based fitness gym – will take over 6,500 square feet of commercial space at 3203 Burnt Mill Drive, Suite 1 in the development, Hall added.

Hall, along with Steve Warwick, partner and principal broker with Maus Warwick Matthews & Company, represented the landlord during the mid-April transactions for an undisclosed amount.

Hall said the firm is actively courting a small coffee shop or deli to lease space in the center, given Burnt Mill Business Park’s growing employee base, and the site’s proximity to a number of eateries within the midtown vicinity of the city.

“We would like to offer office employees in that area a coffee shop or deli, some type of small eatery they can walk to,” Hall said.

And more growth could be on the horizon.

Hall said the site can accommodate a three-story, 50,000-square-foot office building. He added the development also includes executive office suites for single-office users, and units that can accommodate users needing up to 6,700 square feet of space.

Burnt Mill Business Park is located near the intersection of Randall Parkway and Independence Boulevard, and is occupied by number of users, including the N.C. Division of Revenue and a division of the Internal Revenue Service.
