April Sees Influx Of Luxury Homes Listed, Including Priciest In New Hanover Co.

Dozens of houses with asking prices of $1 million or more coasted onto the market last month, including what's currently the highest-priced listing in New Hanover County, according to a recent report.

Luxury home sales continued at a steady pace in April, and 53 high-dollar dwellings were added to the market's inventory: 39 in New Hanover County, 10 in Brunswick County and four in Pender County, stated the report, compiled by Wilmington-based residential real estate firm Just For Buyers Realty.

The luxury property with the biggest price tag in New Hanover County, $7.8 million, is located on 10 acres at 7319 Carolina Beach Road and includes a 6,200-square-foot home, an 1,100-square-foot carriage house, a 3,388-square-foot pool house and a 1,673-square-foot guest home.

"This is the time of year when people are putting their homes on the market," said listing agent Michelle Clark, broker and Realtor with the Michelle Clark Team of Intracoastal Realty.  "We’re seeing more sell, whether it’s a $1 million or $3 million-plus home. We’re seeing a lot more activity than we have in years past so that is very encouraging, not only for our market but just for the economy in general."

Among its many amenities, the property at 7319 Carolina Beach Road has an indoor lap pool and a circular pool, a movie screen, bar and screened-in porch with a wood-burning fireplace. The architect was Michael Moorefield and the builder was Fred Murray of Murray Construction Co., Clark said.

"It’s definitely worth seeing. It’s just a very, very special and unique property," Clark said.

Kathleen Baylies, broker in charge at Just For Buyers Realty, described more trends shown by the April luxury home sales report, which was compiled from data pulled from the N.C. Regional Multiple Listing Service. 

"Even with the significant number of new listings, the area's overall inventory is down from year to year," she said in the report. "That has a big impact on the rising price trend we're seeing with luxury homes."

In terms of sales in April, the report said, 12 high-end homes sold (two more than in April 2018), nine in New Hanover and three in Brunswick, while 21 other luxury homes went under contract. Those sales are expected to be finalized this summer. Only five homes priced at $1 million or more were under contract during the same month last year.
