Local Homebuilder, Realty Firm Purchase Leland Office Building

Trusst Builder Group and Coldwell Banker Sea Coast Advantage Realty’s northern Brunswick County office will soon be headquartered under the same roof in Leland.
 
Shawn Horton, Sandy Wood and Keith Keller, owners of Leland-based Trusst Builder Group, have partnered with Tim Milam, president of Wilmington-based Coldwell Banker Sea Coast Advantage Realty, to purchase a 6,250 square foot office building at 481 Olde Waterford Way in Leland, according to a Wednesday news release.
 
The Trusst Builder Group will relocate from its current offices at 1022 Grandiflora Drive, Suite 130 in the Magnolia Greens Shopping Center and occupy 2,500 square feet of office space at the new location, the news release stated.
 
Coldwell Banker Sea Coast Advantage Realty will move its northern Brunswick County office from 1018 Grandiflora Drive, Suite 103 in the Magnolia Greens retail center into the building’s remaining 3,750 square feet.
 
Horton said both firms hope to relocate into their new office space by the summer.
 
Don Harley, principal broker of Wilmington-based Harley & Associates, represented the landlord – Leland-based Exum Family 485 LLC – during the Dec. 30 transaction for an undisclosed amount.
 
Trusst Builder Group and Coldwell Banker Sea Coast Advantage Realty have worked closely together for many years, and in August 2012, Trusst formed an exclusive marketing alliance with Sea Coast to market all the builder’s homes in its featured neighborhoods, Horton said.
 
Sea Coast Advantage Realty will also oversee Trusst’s House Calls program – in which homeowners can select from a portfolio of house plans to be built in the neighborhood of their choice, the news release stated.
 
“This new office building is ideally located in the center of new home sales activity for the Cape Fear region, which makes it very convenient for our homeowners and gives us the space we need to create a new, expanded Design Center,” Horton said in the release. “Here, we’ll be able to feature the wide array of finishes we offer to our buyers so they can tailor their new homes to suit their tastes and needs. The new building also allows us to realize some cost savings by sharing resources with Coldwell Banker Sea Coast, and these are savings that we can pass along to our customers.”
           
Milam agreed.
 
“We’re seeing a return of confidence in the Cape Fear real estate market and felt that this was an ideal time to invest in a commercial building,” Milam said in the release. “Brunswick County is poised to grow significantly in the near future, and this area in particular with the completion of the I-140 extension to Hwy. 17. We have an excellent working relationship with Trusst Builder Group, and this new property will allow us to strengthen and expand that partnership to the benefit of our customers.”
