The Flats At Mayfaire Expected To Be Complete By Early 2017

A new 121-unit apartment community on Sir Tyler Drive, across Military Cutoff Road from Mayfaire Town Center, is expected to be complete by early 2017, the project's developer said this week.

The name for the community, under development by Charlotte-based DPJ Residential, was changed recently from Westfall Park Apartments to The Flats at Mayfaire.

“We want to obviously leverage the Mayfaire brand and name as much as possible,” said Porter Jones, owner of DPJ Residential. “That's such a great retail center.”

Work was expected to begin this week on the project. Jones said he’d been looking at properties for more than a year that would serve as a location for his company’s first foray into the Wilmington apartment market, originally hoping to find a suitable spot downtown.

“I did some additional thought and analysis and came to the conclusion that, although I'd like to be downtown, it seemed like Mayfaire was underserved from an apartment standpoint," he said. "And also there's a significant amount of demand for the existing apartments that are located in the Mayfaire submarket."

CCC Westfall Park LLC bought the 3.36-acre parcel where the apartments will be built, at 1817 Sir Tyler Drive, for more than $1.3 million on Oct. 22 from Stewart Realty Investments LLC, according to a deed recorded in New Hanover County last week.

Jones said The Flats at Mayfaire will be a four-story, boutique, class-A apartment community where “you're literally close to everything, but you’re also set back in more of a resort-type setting.”

Amenities will include a saltwater swimming pool, fully equipped fitness center, hammock garden, a firepit and dog-walking trails around a pond on the property. The units will feature granite countertops, plank floors, high-gloss GE appliances, white custom cabinetry, kitchen islands with modern pendant lighting, washers and dryers, oversized closets and balconies, Jones said.

The builder is Harold K. Jordan & Company Inc., and the architect is Cline Design Associates, while Norris & Tunstall of Wilmington is the civil engineer.

"We think it's going to be really one-of-a-kind and unique to Wilmington. We're really excited," Jones said. "We would like to do more in Wilmington and are looking around more in [the Mayfaire area] as well as downtown."

The Flats at Mayfaire also includes 1,400 square feet of retail space, for which a tenant has yet to be determined, Jones said.
