A prime parcel of real estate in the central business district of downtown is on the market with a new brokerage firm.
Bryan Greene, managing principal of Wilmington-based commercial brokerage firm Turnstone Partners, said the property of the former Greyhound bus terminal at 201 Harnett St. is being represented by his firm.
Greene previously held the listing as a broker with Cape Fear Commercial before forming his firm earlier this year.
The former Greyhound Bus terminal building is 4,760 square feet and is listed for $1.8 million – down from $2.1 million, Greene said.
The property’s 2013 total tax value is $921,000, according to county records. Greyhound Lines Inc. of Atlanta owns the site.
The site includes a 160-square-foot covered paved area for parking, all utilities and a paved parking lot for customers as well as a larger rear paved surface/lot behind the building.
Green said the property would be good for infill redevelopment for a hotel or office building.
He said the land has a height capacity of 150 feet for any building without having to seek a variance from the city. If new property owners wanted to build higher, they could go up to 240 feet with approval from the city. The property is also surrounded by PPD’s headquarters, Wilmington Convention Center and the Northern Riverfront Marina and Hotel development.
“We’re evaluating the best use for the property,” Greene said. “We’re looking at the market conditions and look forward to finding a good match for the property.”
